@Larry Landry most landlord leases state that appliances are as-is & where-is, so they don't have to repair them or remove & store them.Of course, for a great tenant, or to negotiate a lease renewal, you can also volunteer to address a repair issue:)Instead of spending the money upfront and finding out the W/D doesn't make a difference, just put in your ad, "W/D negotiable dependent on tenant qualifications and lease length".

We do a quick eight question screening that weeds out most undesirables and people who don't meet our minimum criteria. (5-10 minutes) If they pass that, then we follow-up with a pre-qualification interview of about 20 questions. (15 - 30 minutes) If they pass that, then we show the property.At the start of the interview, I ask for the full legal name of all adults who will be residing at the place.
