He could tell by popping off the doors they the insulation was falling off (sparks flied at one point) and the evaporator condenser was heavily corrosive which can leak harmful R22 refrigerant into the home plus found bio growth inside leading to potential health concerns.

We have insulation, backfilling, and start yard work this week and with sheetrock starting by the end of the week hopefully but likely next Monday.

I know that the finishes and details can make a huge difference in the cost but I am pretty handy so I am trying to understand the cost for general construction that I would not be outside of the scope of cosmetic additions such as laying the foundation, framing, insulation, hvac, etc..Thanks for reading and sharing!

If it were me renting I would have already taped a piece of cardboard or stuck a piece of insulation in the chimney to keep the warm air from escaping when it's not in use

In commercial multifamily, Fannie and Freddie have net worth and liquidity requirements and the operating sponsorship group can bring on others and add their balance sheets together to qualify.Inexperienced sponsors can also sign on as KPs in others' deals to meet the lenders' experience requirements so they can do their own deals in the future.Compensating KPs is the norm (except in the mentorship programs where members sign the loan as KPs to gain their experience requirements).These are non-recourse loans; so, the KPs are largely insulated from the lender in the event of default (but not insulated from limited partner lawsuits and reputation risk).thanks Mike..
