They want to work with people who have the funds and not potential flakes who are trying some way off the wall transaction and structure that has an extremely tiny chance of every happening.If a broker/agent runs an efficient business model of transaction after transaction then that type of buyer working on a long shot is not their ideal client.

From an operations stand point, make sure the quote from the contractor includes — full containment and HEPA filtered negative air movers that ideally can exhaust to the exterior, manometer with print out logs documenting the containment’s negative pressure throughout the mitigation, full removal of affected materials (drywall, baseboard), (wood framing can sometimes be sanded and then sprayed with a spor/fungicide), and finally an *inspection by a third party environmental hygienist for air clearance*.

Its about $100-200 if i remember correctly.

I can specifically remember a 4-plex I seriously looked at buying in Dover because the numbers were close to what I would want and I anticipated being able to improve the operation, therefore improving the NOI.
