If it's fannie/freddie, and the appraisal really is garbage, have them get a new appraisal.

My mind wasn't thinking in terms of being an actual agent & I have to sell something, it hit me as "No you don't want to lose commission because the First Time Home buyers don't like the garbage paint".

We have pictures of them having dog urine and feces on the floor, garbage bags stacked in the garage, and flies infested in the kitchen, so I think it is their housekeeping that damaged their own property.

Also the local help is garbage so repairs can be expensive by qualified people.

I like the small HOAs that provide a little bit of uniformity (no pink houses, please) and an extra set of eyes when the property is not being kept up (garbage left out, lawn unkempt).  

Also, most of the outsourced asset management firms don't even have access to these numbers, not that it would matter anyway.And stop sending the Garbage along with your offers.

What about garbage collection fees?
