If the answer is yes, then Opportunity Zones both enhance the potential for your own balance sheet, and allow you to redeploy capital from other investments.The two greatest unknowns that concern me are the duration of the investment for tax free gains, and future legislative changes that can dramatically alter the policy.

If you're flipping it, the neighborhood's future isnt as important, so you would probably go with the more immediate payout of the value add.

I also can add that I like that area the home is located in and much growth has happened in the past few years there and in my belief will continue for the forseeable future.

I currently don't have a lease written up for my future tenants.

I plan on coming across some great deals in the future.
