As far as the 2nd question it’s really a judgement call if you think another contractor can finish faster and/or cheaper really depends on how bad this guy is.

I have had two tenants tell me they need their own connection (for faster/secure connections) and they simply got a 2nd line installed and pay for it themselves (the rent stays the same as they still have access to the provided internet as well).

I also enjoy basketball, lifting weights, and reading. 

That should allow any peak demand to be attenuated until fewer people are using the system.An even better option would be an uninsulated tank like a pressure tank which would allow it to warm faster, but even the insulated water heater will work.

They appreciate much faster than MFR because e don’t have enough land to keep building more houses.They tend to be much newer.

It is no secret and well documented that wealth is generated much faster from appreciation, both forced and market.

You won't get much fruit the first couple years after planting a young tree, but after 3-5 years your tree starts growing faster. 

It sounds like it wouldn’t kill you to sit in on this conversation, as well.Nothing will forever change a relationship faster than when money is involved – and usually for the worst, so I really recommend against borrowing from friends and family.
