When you mention $750 - $1,000 over the standard monthly costs, are you only factoring in the mortgage payment or also factoring in repair / capex / vacancy reserves?

These are mainly meant for first-time investors with low reserves, and you end up making a much lower profit margin due to the extremely high interest payments.  

The average down payment on seller financing is 25%.

I know debt isn’t necessarily bad as long as you’re making enough from the investment to cover payments.

When I self managed from out of state, my son still lived near there so could run by to check it out if an emergency, and I had contractors who knew me well enough that they would enter on a contractor box left at the property if the tenant didn’t answer the door, then I’d send payment once done.

Was gifted down payment and received conventional loan.

I then went on to bring in friends and family to buy the next few properties (they became down payment partners) but I would not recommend this if you do not have a solid team that you can rely on.

Could I as the property owner sell my own LLC the property, and could I do a defered down payment for the 25% that most lenders seem to want?

Our house hack would likely not cover the full monthly payment which we are fine with.
