My wife isn't totally on board, so its a trial run for us. 

There could be some distressed property that a Realtor has listed where they can't get it sold and would work with you, but you'd need to know how to deal with them.You can just skip the basic stuff and head on out, follow some guru or wholesale mentor program, take the low road, bump into problems, have more difficulties, step in it, get pie in your face dealing with other professionals, maybe get a bad reputation and be avoided by others, end up messing over some homeowner, for a few years learning by trial and error, or, you could begin by studying where all the professional types begin and avoid all those issues.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

I'm too old to reinvent the wheel and, with a family to feed, I don't have time for much trial and error and need to start making money to support my family. 

I just signed up for the 1 month trial and I like the sleek, clean look of the site.

The biggest red flag is that CHBO offers no free trial period, they charge a large up-front full-year fee, and it's completely NON-refundable. 

Everything they leaned through trial and error and expensive mistakes  summarized on 200 pages! 

I believe BP members get a few trial runs with the calculator for free.

Budget was mentioned a few times and i would agree that if there is one thing one that you are planning to do then budgeting should be it.I recently starting using YNAB (they offer a 30 day trial). i have used excel sheet in the past and i think i may have tried other programs long time ago but did not really like any of them.
