Our first check is our county's criminal and civil records and our state's unified records system.If you're going to be local, there's very little comparison between being able to look at the actual court documents versus getting some kind of condensed report.We also very carefully check social media.

I had to sue for performance took two years and 30k and I had to put all the cash into escrow on the closing day and let it sit there.. but it had 350k of up side once I won my litigation.. so that was worth it to us. but in my little world of doing sub 1 mil deals not common..

I think you're overthinking it. there's probably not a need to have a lawyer draft the contract unless you are worried that there might be litigation later.
