I had my commercial broker send a letter on his firm letterhead.

That is the easy way and I am sure everyone else is buying that same list (and sending the same stupid yellow letter).

Send them a postcard or letter telling them you specialize in buying fixer-uppers and wonder if they would consider talking to you about selling.

Hi,So, I have one of my tenants who is always calling me when other tenant or the neighbor blocks her way or temporary park on her space. 

I just purchased a 3/2 doublewide on a block foundation without title. 

In this case I would send a certified letter (return receipt) or FedEx to the person above the regional manager.  

@Jon Holdman The mortgage company knew since they were handling my 203k rehab funds and was in direct contact with my contractor. we even filled out a mortgagors letter or completion the second it was finished.
