Not once has an agent helped me set up any sort of a search or proactively called me with a possible lead even though I've dealt with two in the past six months that both knew I was a cash buyer for anything meeting close to my specs.

A couple of cheap things, if you have dark areas even if there is no plug you can install battery operated over sink lights for example. 

The killer was R2 specs required 120ft frontage and the partitioning would have 100ft - - "for the want of a nail..."

I am building a nice spec home in Lake Oswego Oregon.

For ex, I live in SUBURBIA heaven - my house would appraise $120-$130k, but directly behind me is a different sub where those specs would appraise $180-$190 (10yrs newer tho).
