Since all three typically have occurred after tax sale, seem like they are setting them self up to lose, either by transfer or folks just abandoning property.

You have to make sure that you price demo/removal of old house into your offer plus a little extra incase you have to cap a well, abandon an old septic, cut off existing public utilities, etc...

You can not legally enter the property at this point, but if it appears Vacant/Abandoned, please proceed with Caution but evaluate or inspect the property at least, and check-out the county records (Assessment info, Code-Enforcement-Violations, if any, Market-Value, etc...) before you ever place a bid on the property.Once you are comfortable with your research, determine the maximum amount you will bid, but do not overbid---as there will be Hundreds of Deals available over the long-haul.

If a property has been truly "abandoned" it is possible to interrupt the property tax foreclosure process by paying the delinquent taxes yourself and simply using it as though it were your own.
