(AHI) Abandoned Housing Initiative

I was directed to the AHI through my local code enforcers (Leominster, ma)  and thought it would be a nice way to possibly obtain a property with similarity to tax deed but was wondering if anyone else has tried this or is in the process of this? Any thoughts on AHI would be appreciated because I'm not sure of the pitfalls that may be found along this path.
