Accept that nothing is ever good enough.

Make sure that you get a good enough spread to cover maintenance, vacancy, and other costs. 

I am not clear on the rent you would expect from a Quad but if you apply the 50% and 2% guide or rule you would have an idea if the return might be good enough to take on the challenge of owning in an area like this.

If the deal is good enough finding a buyer to step up quick might not be that difficult.

Scott,This generally gets me within about 20%, which is usually good enough for my needs when estimating.
