(I started this before I heard of wholesaling...oh well)-I bought the BiggerPockets Pro edition-I have made a binder/map of my entire county that I intend to "Drive for Dollars" as soon as I get back from Mexico-I have saved the postcard layout that I want to use after I have done at least one deal from "driving for dollars" so that I know what I am up against from start to finish in a transaction (I like to plan...obviously)-I will have a website set up soon-I will have my CRM set up-I already ordered a second "number" to send all calls to that will transcribe talk to text -I will order Business cards soon I KNOW THAT THIS IS ALL A BIT MUCH FOR STARTING OUT, but I like to have a plan and I like to act fast, so once I had this dream hit my heart, it was on....I am setting myself up for success.

. - and if I would be able to edit one for smaller mom & pop type tenants, maybe save some legal money!

EDIT Yup just confirmed one of my colleagues has done this years ago.

Here are some ideas just for starters (though it may depend if you are 4 units, 40 or 400)...I won't put full cite in interest of brevity.Landlording (Leigh Robinson) is a classic and in the umpteenth edition.

**Edit: Additionally, while your time is consumed fixing and flipping a home, the buy and hold guy is networking with private investors and closing more deals... 

One book I highly recommend is "Landlording" by Leigh Robinson...you can actually pick up a used copy...any edition is good to start.
