A lot of new investors are looking at numbers from 5+ years ago and wishing they started investing then.No one has a time machine, so you just need to look forward.Why can't you find a beat up property on the market for 90+ days or offmarket and buy it owner-occupied for best terms.

The laundromat is an old mom & pop, and will likely need new machines (currently 6 washers & 4 dryers).

A really good one is to wash your hair really well, then put a piece of hair on one of those things. 

Now we can see small scratches and stickers on vehicles.Our NVR or recording machine has also gotten better.

IE they continue making payments and they foreclosure. but still does not alleviate the event of default that transfer of ownership that took place..And all these folks that think land trust and other machinations is going to work are going to find out they don't.

Even then so, you can deprecate the value of these improvements (sometimes over a very short period of time, even 1 year) so it maybe a wash.

Offer's still out there, hop on the HW marketing machine while you can.

Odor abatement companies charge that much because they will have a machine and an enclosed system in place to suck the odor and source dry so it will not come back, my opinion is you are stuck with that or finding someone who doesn't mind the odor.

Hi everyone,So here is the deal.Started a PM company 10+ years ago as a subsidiary of our turnkey company (IMO it's a tough gig selling turnkey if you don't also manage in-house)Hated the PM business for a good 5 years or so.Then one day I woke up and smelt the roses and realized that PM is not so bad after all.That of-course came at a time when things actually started to work and we actually started to "work" the systems just as they should be worked lolWe have reached a point now where it's a pretty well oiled machine other than the minor $#@% that we fix on a daily basis.The business motto is systemize, optimize and monetize which is a work in progress but chugging along.I'm confident that with the operation as it is today we are at a point where we can start to significantly scale.Organic leads are flowing in nicely and we grow at between 10-15 units per month or so.My questions are:1) How do we potentially find other "mom and pop" shops what want out of the business and we purchase to take over?
