In some jurisdictions you can use a dense core fire-rated 1/2" drywall on ceilings if you must save that 1/8", but it is almost double the cost.When fire-rating a common-wall assembly (that is not a double wall), the measurements are the same with the variation that the resilient channel and 5/8 fire-x drywall is installed on both sides of the wall assembly.

Granted, I was only familiar with what my particular bank could offer, but I imagine there wouldn't be much variation from lender to lender in a deal that large.

Using $30k as a starting point, it would seem that the overall budget would be anywhere from $300-600k which has a large amount of variation into the property to buy.

It makes landlording so much simpler and you can totally avoid any type of fair housing issues.There are posts with a variation of this question on here regularly, and I see lots of replies ignoring fair housing violations or just saying landlords shouldn't worry about them for a multitude of reasons.
