Owner Wants to Remove Listing 12 Hours Before Inspection

Hello BP,

OMG! I just received an email from my agent that the listing agent sent him an email stating that the owner of the property, which accepted our offer, has decided to remove the listing 12-hours before the home inspection due to a "situation." Is this legal? How should I approach this? Any advice?

Replied

EMD - - earnest money deposit. Every contract requires three components:

  1. an offer
  2. an acceptance
  3. a consideration to bind 1-2 together

Without the EMD, you do not have an enforceable contract IMO.
