My concerns:1) My condo has always been treated with pesticides over the years, I am worried his dog maybe allergic to the pesticides used in the apartment. 2) Accidents do happen and the pet may release herself  on the floor, I have very basic laminate floors and I am worried the whole apartment will smell like pet urine one day.3) My insurance policy has a pet exclusion clause, so maybe that is another sign to say NO to the tenant with pet?    

Landlord is stating there are some pet urine in the carpet padding with no possible evidence. 

Does not matter we had $15k worth of damage mostly to the cat and dog urine and feces all over our 2,546 sq foot home EVERY inch!!

And do not use pads - it soaks up the urine from pets or other spills.And a lot of it depends on what type of subfloor, what used to be there (are there nail sticks in place?

There are two hurtles I have found with short sales. 

Anytime it got humid the urine smell would appear.  

They managed to infest the building with bugs, destroy walls, urinate everywhere, and generally leave the place looking and smelling like a total POS.When I was buying it, I went through, generated a scope of work that would result in a clean, simple, functional and cute home.

You can't very well sell food or most other consumables in a urinal.
