I bet you know more people upset at earning 0.1% right now than you think.Partnering with someone that has cash but no interest or knowledge in real estate might also be an option.If you can purchase a portfolio of properties at once (yes, it happens) it will likely find be easier to find a lender willing to fund these long term, than if you buy one SFR at a time.

Unless this is just an inherently bad deal, it’s probably best to avoid a scorched Earth approach involving suing your partner for something you would have to pay for anyway or whenever you get upset.

Basically saying that we are about $200 negative cash flow a month after August and have $6000 tied up in a loan we gave to my 18 year old brother n law.Needless to say, a fine would definitely set us back and my wife would be "upset" to say the least haDev Horn I totally agree!

I'm not terribly upset about the value dropping because I did a 1031 exchange during the purchase and the basis is $125,000 from a lot purchased 10 years ago.
