I was wondering if anyone on here in the Snohomish County vicinity may have a flooring guy or handy-man recommendation / referral for me who has installed Allure Ultra Vinyl Plank Flooring.

The main difference is they are the same breed and size but the silky has an ultra soft coat.My silky terrier Penny Girl passed away last year.

. ~12% annualized assuming the property truly did sell for $600k (and note, that's a 10% downward difference from today's estimated value really... me being ultra conservative as a newbie...

Are they vintage or ultra modern?

Something small like you are talking about you probably do not need the big bucks guy used to doing ultra complex agreements.Sounds like he wants to charge for the complicated stuff and do an easy one for a large pop of money.

Investors charging top of the market the good quality tenants are ultra picky causing expensive turn around's per unit.The owners do not want a headache and do not need the extra few percent cash flow on a property.

Do you have security issues in that area IE are you at risk of getting the house stripped while it sits vacant.those are nice numbers.... with the ultra low cost of these deals one could be doing quite a bit a volume with little funding.. 250k and you could be doing 5 projects at once compared to most markets were your doing one.. and making about the same.keep us posted...

That's completely absurd and I'd think twice before including that in any lease, as I would think most courts would see that type of ultra-restrictive clause as a form of landlord harassment.Legal issues aside, Landlords who stick clauses like this one into their leases are just asking for trouble because nothing says "respectable landlord-tenant relationship" like completely draconian rules that are designed to increase rents and just piss off the people who are renting from you.

I would just recommend (especially in this market) being ultra conservative when looking at rural properties.

I’ve since gotten a little bit better and now when I analyze deals I just crunch numbers in an ultra conservative way.
