I doubt you will find an attorney to take this on.

There's nothing that prompts inaction like uncertainty (in fact, hinting at demanding a stable 11 cap, one might argue, is a form of effective inaction, since we know how hard that is to find). - Substitute goods.

Those factors, and others, such as high prices in desirable markets, make finding a solid investment difficult.

Neither of those pencil out.I think you'd be wise to save the money and find your own leads.

I am thinking of getting a list of leads and using the owner info to mail postcards or letters to find small multi family.

VERY unlikely unless you either source an off-market property yourself or you find a unicorn deal (our last semi-BRRRR was a B-neighborhood property we sourced from an out of town wholesaler in late 2023, but couldn't get all our capital back out on refi).  

The Lenders tab at the top of the site helps with finding lenders by product and location.
