Roy -I don't mean to be a e-peen measuring toolbag here, but that attitude is why most real investors pay absolutely zero attention to what the wholesaler claims the repair cost is... wholesalers tend to find real (aka: Useful, realistic) quotes to be 'too detailed' and 'tedious', and as a result tend to miss tens of thousands of dollars worth of repairs.And just in general - I hate it when wholesalers give me sauce about balancing heat flow.

“I don’t think the Newbie took the advice to heart because they are no longer in the business.However, I listened and scaled back my education dollars significantly.Every seminar guru knows how to sell you the “secret sauce” and to make you feel like you will be missing out if you don’t go.Believe me, I’m a sucker for all of these seminars.However, I find most of them to be very careful about what they say so as to not give too much away for fear of competition.

The "double interest" will only occur once you put your cash-out back to work as all or part deposit onto your REPEAT buy - and you borrow the balance to buy THAT property.The secret sauce of BRRRR is (only) buying bargains*, so that their later (higher) appraisal gets you all/most of YOUR money back again, so you get to Repeat, and Repeat...* By "bargain", I mean: trying to pay no more than 70% what they're already worth, AND, calculate that they still won't show a negative cash flow even when financed at 100% of your cost.
