prices are high, interest rates are high, there is tremendous demand for inventory, and - one thing that doesn't get mentioned enough - a record number of properties are debt free. 

We've done over 200 transactions this year alone (and 200 last year... yes, a huge uptick in demand!).

I'm not an expert on California law, but I believe you are allowed to give a 60-day notice of termination for a substantial remodel.

Areas with good rental demand or up-and-coming properties could give you more predictable returns.Do you already have a type of property in mind—like single-family homes, or are you considering duplexes, condos, or other types of flips?

In DFW I think there is probably some demand for STR management. 

I was able to check an old listing and it showed it as being 2 units instead of 3 and one bedroom/bathroom less than what they are claiming.Tomorrow I plan on having my pretty wife knock on a couple doors, hopefully she can talk to someone living there so we don't get something substantially different.

Pilot a unit or two with this renovation spec and see how much demand you get from QUALIFIED applicants.

So i negotiate each one as they come in as a seller it has saved us substantially..

These are prime locations, think near downtown or popular tourist destinations where demand for short-term rentals is typically high.
