Some contractors have to be put on pretty tight leashes with a penalty for going overtime.

The leash is being let go, you can now make your own rules ... provided you keep the family fat-n-happy.I've been consulting and building custom software & communications networks for a couple of decades.  

  $200/mo is not worth a landlord leash.

Consider a new amenity for your rentals.......a backyard kennel, doggie playground, big bone door mats, doggies doors and walk in tubs with leash attachments!

If it is low, or you don't charge for her pets (you said dogS) - then I would be frank and let her know that you can add a pet fee to help cover it or she will have to leash her dog when she lets it out.

For instance we have a strict leash policy for all pet/service animals on the property.

Just make sure the subfloor is level and sturdy.

Mini blinds are a little more sturdy, easy to replace, and generally attractive.

You should also require this information is updated annually.You can still place reasonable restrictions on the animal, such as: Requiring a current (and annually updated) Veterinarian report on the health of the animal, including vaccine status; current appropriate local licensing of the animal if required in your jurisdiction; require the animal be spayed or neutered unless contraindicated by the Veterinarian; require the animal to be in a carrier or on a leash when in common areas of Multi-Family properties, particularly elevators or hallways and stairwells; require tenants to clean up after the animal in common areas and/or within their unit, and prevent offensive odors from emanating from their unit; aggressive or nuisance animals (includes frequent barking that is NOT an alert by the animal) can be cause for removal of the animal and/or eviction of the tenants.
