Many people say they will wait and never end up doing anything.I was in your shoes 2 years ago, couldn’t find what I was looking for in Tri State area so I decided to go to the market as a novice not knowing anything about Charlotte just the research that I’ve done and planted my roots.What I do is I buy for Positive cash flow now not for the future, I don’t even consider appreciation that’s the icing in the cake a bonus.If I can get the positive cash flow/ return I’m looking for now I pull the trigger.The way I see it when the market turns and becomes a buyer market I will be a more season investor and will be ready to bounce on great deals.

Tile to the end of the wall shared with the bathroom then maybe throw a built-in bench with shoe/boot storage underneath against one of the walls.

I would love to meet up in an investors group since I'm pretty certain we will need 100% financing or a hard or private money loan, but our experience is a shoe in for a deal.

If I was in your shoes the only motivation I would have for putting down hardwood would be for resale because it is a SFH.We have redone 3 apartments in the last 2 years. 2 - 2 bedrooms that rent for $1650 and $1700 and a 1 bedroom for $1550.

I think what I'd be trying to do in your shoes is match the mortgage interest and depreciation exceed your net income. 

If I were in your shoes, I'd give notice to one of the tenants that I was not renewing the lease.
