I have experience framing, dry walling, painting,  and finance.

I bought all of my houses on HUD, and they seemed to dry up a bit.  

I live in Boise, similar climate to Ogden- hot, dry summers and we have a couple units that we are having this same conversation about.

I'll spray the perimeter and if need be the inside but I'll also tell the tenant that this is the south and if it's hot and dry it's not unusual to see these critters coming in to seek water.  

It may pay $15 k per property, but you need to keep going or the money dries up.
