Glad you made your way here.. are you eyeing long-term rentals or short-term flips?

I know a lot of investors have done very well in Peirce County but I just haven't learned or know enough about that market to make an investment there.Washington state properties are expensive and can be difficult to make breakeven let alone cash flow at this moment due to the combination of high prices and interest rates. 

Resist the temptation of a cheap property/market.It's also going to feel like you are not making any progress in the first year or two.

Are you being more cautious or aggressive?

Activities that deal with electrical or plumbing should be outsourced to avoid more expensive issues unless you have some prior experience with the simpler repairs in each.

Find a stable job, attend college, or work part-time and do both.

There gonna sell you the stuff they can't or won't do. 

I do like the built in leasing that apartments offers over the OG Cozy site, but I don't really want to pigeon hole myself into the apartments.com brand (or Zillow, or any other of the type) so I'm starting to use rent redi.

I ask if they are US citizens or green card holders, and I ask for past addresses for the past 5 years as well as any other names they used in the past (maiden name, nickname, etc).
