You need to consult with your attorney and them draw up an operating agreement that spells out each of your roles, duties and responsibilities as well as consequences for not performing, and how the company is to be dissolved if it ever needs to be.

Tenants are fun, what I have learned throughout the years is that you really have to spell out the process to the tenants and in some cases give them tough love.

I believe you can make your tenants responsible for any and all upkeep of the property you rent to them as long as you spell it out in the lease.

Others will chime in and say "you aren't advertising the house, you are advertising your interest in a contract", however once you show photos of, specs on, and address of a house, you are advertising the house for sale. people seem to do it all the time, but I would be careful, as it seems they are cracking down.You have it under contract... your inspection period should be spelled out.
