I think you will like it.it could be regional we have run into quite a few title issues down in Charleston working in the old areas of town.. and its the usual did not probate  shirt tail relatives etc.. 

In many areas, you will lose your shirt paying 100k for a house, and others you might be ok.ARV is hard to know in Savannah since taking comps even from a few streets over can be a folly.

I’m also relatively new and this is really a foolproof affordable means to try first (cost of paper and stamps).

I think you should perhaps partner with someone with experience going forward so you dont loose your shirt. 

@Phyllis Davenport OK I just noticed you are a newbie; let me add that it is risky and even experienced operators can lose their shirts!

I would also take a date-stamped picture showing the satellite dish still on the roof. 

I know this property  probably won’t last long even in this condition but I am very new to this and I have not completed a deal yet and would hate to lose my shirt on my first deal.

Am I nuts to acquire a foreclosure without more experience in rehab costs, or do I have enough buffer to at worst learn and not lose my shirt?
