I am in the Milwaukee market. 

Market might be competitive but there is angles to stand out depending on what you are comfortable and able to handle, such as waiving an appraisal contingency, limitng inspection rights and time frames, closing time frames, allowing seller to stay-post closing, taking on difficult tenants, buying properties that might need repairs, etc.

Andrey this the same deal you were posting about a few months back.. if so i would contact Kathy and see whats up.. its exactly as i thought it was.. seller financing so the debt was to the seller who then probably sold the notes to other investors.. so no recourse just bad deal

The investors I know finding properties on the MLS are making 30+ offers a week, embarassing offers, in hopes of finding 1 or 2 properties a month.Others are door knocking, cold calling, spending money on mailers to find off market properties.  

I’m looking to invest out of my home state, Texas, and have narrowed it down to 3 markets.

The key for me wasn't to invest in the 'best place' but to know a market so well that a deal jumps off the page when it appears.

In that case, get the seller to call.

Multifamily is not as volatile as single family because when the real estate markets experience any type of correction, people flee to multifamily residences.
