Once you start sympathizing and relating, next you're taking in strays.You have a lease because that is your roadmap to the business relationship. 

I've helped form various entities in multiple states, and one thing has held true in each of them: a new LLC can be formed in much less time than a property can be offered on, inspected, appraised, and closed (absent a cash deal where you're differentiator is closing quickly).I would certainly advise waiting to actually form an entity, but I'd get your road map in place in advance.

I am considering starting a real estate partnership business in the Atlanta area (hold or flip) but would like if someone could outline at a high-level the preliminary steps involved starting with task #1 and moving forward kind of like a roadmap.

Are they on the roadmap or has Cozy specifically decided to focus only on mobile web/responsive for the mobile experience?

The steps that they are taking will provide a road map for a better set of procedures to follow while wholesaling in that state. 

The only thing a wholesaler doesn't do, that a REI does do, is close.Next, start compiling a Buyers List of REI that will take your wholesale deals...and find out what the Profiles are of those deals, so you have a road map of what to look for, and negotiate towards.Then, start putting together a Sellers List of sources for properties, and give them the Buyer Profiles you put together above (minus your wholesale fee of course).

You should get the "Set for Life" book as it has a road map that points the way for the things that you are trying to do.

Maybe get some of that confidence back and start a road map on how to finally begin.
