I don't think they assume that real estate never fails.I think what investors should recognize is that investing in a syndicate is just as risky as investing in a single stock.

If they want to micro-manage their investments and be involved in every decision or know every detail, I'm not the right guy for them.If your owners demand to know all the details, it demonstrates a lack of trust which means they are micro-managers or you haven't proven yourself yet.

YOu as the buyer showing proof of your ability to pay (through actual bank statements with cash and/or closed sale transaction proof showing you are a proven all cash buyer that closes will instill confidence in the wholesaler and allow them to perhaps make less on the deal but can do more deals knowing they have a quality buyer in hand is a win win.
