Yes, I know I should hire a professional, but I like to understand things my self.Facts: property bought in 2018before being put into service some work on it have been done:- $5000 on floors- $1000 on carpet- $1000 appliances- $7000 random (paint, door fixes, wall fixes, bathtub re-glazed and other things).I understand that all of this needs to be capitalized because it was done before it was put into service.

I always try to work with companies I was referred to by other investors instead of just randomly googling somebody.

Hire a third party to do random spot checks or tell cleaning company bonus is tied to 5 star reviews for cleanliness.

Instead of focusing on what you want to learn, and hoping you will be a puzzle piece fit for learning that from someone else- chosen at random.

If you can envision yourself knocking on a random door on the street and talking to whoever opens it, that's a good start.  

When you are not getting deals or leads, people start to troubleshoot... randomly.

People simply need to stop relyig on nothers so dang much.The SECOND something even seems too hard, immedialte they give up and ask other for help... and no one checks to see if the person that is giving them random advice is actually an expert in the space.. its nuts!

That's why I put together a panel of property analyzers in the market, boots on the ground and they know the neighborhoods street by street and have their pulse on the market.I agree that random OOS investing where the investor is trying to do all the research and estimating on the numbers is SUPER dangerous. 

Perhaps you shouldn't RANDOMLY call people on those lists!
