What are you proposing as the split of the wholesale fee with your closer?

This is a tax shell game question about gold and real estate in the states passing "legal tender" legislation like Louisiana (article linked). 

.- After the CL and Land are paid off the developer is proposing we split the remaining profits 50/50. - Hypothetical Numbers*: Land value = $1M, project costs= $2M, sale price=$4m, profit=$1M* These numbers are approximations.  

In all likelihood, what you are proposing is buying a cash-sucking (ie - negative cash-flow) property where you have to feed it cash each month you own it.  

There are 2 buildings, the first in Fort Wayne, near airport houses 1 tenant ZF, a german auto-parts supplier, been in the space x 22 yrs and only has 2-3 years left on lease but space is custom for them and they have long contracts from automakers for parts for legislatively mandated discontinued car parts, when car models get shut down, the manufacturers have to continue to supply parts for 10-15 years by law, and ZF gets many of these contracts, also all work force very established there so company less likely to move, but even if they do, Heritage could carve up the 1, 100k space into 4 smaller spaces and then get 50% more rent.

But in researching the legislation, all I see is a new rule about disclosure. 

I had a proposal that I could refinance if I put 50k down and rent it out for a year or so before coming back to the market.

Could you please cite the source of this proposed legislation?

. - The proposed closing dates will be 22nd or July 2nd.- I go to military training on the 7th.I have a good lock on my interest rate and afraid of doing the mortgage application over again due to a slight decrease in my current job pay but will be going up again in a few months and I'll also be house hacking once I own and solely live in the house.

Too early to say whether the licensing and legislation/reform that's slowly being introduced across the country will clean up the perception but currently this is how many in the industry (particularly the ones you want to build relationships with) view the RE wholesale industry.
