Studs, with prolonged exposure, can develop mold colonies, and metal (like nails and screws, metal bathroom fixtures) will rust.

I will not invest for appreciation in such a manner as to have negative cash flow for any prolonged period of time, however.

Assess your comfort level with the potential downsides, such as prolonged negative cash flow or slower-than-expected appreciation.

I'm also curious how you think low down-payment house-hacking and the BRRRR investment strategies will need to change in a prolonged rising interest rate environment.

It might prolong the process.... but it might also make the process easier through the contacts you’ve made, the experiences you’ve had and the education you have gained.

It's not who PAYS $$$ that is important: it's who KEEPS $$$ that is key.There is also risk with prolonging debt.  30 years is a long time to do anything.  15 years is also long, but you cut in half the duration of time where negative events could cause you to lose your property. 

I know this will also prolong the loan and in the end you end up paying more total for the property. 

This wasn't a typical prolonged 60+ day close with 30 days of DD and $500 of EM.
