If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

@James Wise , I agree that engaging with petty disputes isn’t productive.

And if you base an offer price on that, you'll likely have an extremely difficult time getting any traction. 

It can be difficult to advise owners on what to do when each region has extremely different rules and regulations.
