However, there is an issue of timeframe here, because in the MBL requirements it states that: "(c) Has had a minimum of three years of licensed experience as a fulltime real estate broker in this state or in another jurisdiction having comparable requirements within the five years previous to applying for the managing broker's license examination or is otherwise qualified by reason of practical experience in a business allied with or related to real estate as prescribed by rule;" SO, now for the big pay off, my friends who have held on this long... my question is (drum roll, please) must military service have been within the last five years in order to satisfy this requirement?

I would also caution any landlord that would deny a tenant with a legitimate service animal or ESA who has been prescribed by another type of healthcare professional not specifically named in the HUD guidance memo such as an occupational therapist or physical therapist.

That doesn't mean you need 20Save, in Canada the law is quite specific about prescribing limits on your creativity (particularly for residential properties): your downpayment must come from your own funds/equity or can be gifted to you.

More than likely, you're going to get a decent appraiser the next time.One other interesting note is that sometimes the bank will allow you to close even if you came in over their prescribed LTV - provided your numbers make more sense to them than the appraisers.I've had a couple deals that the bank was only going to do 70% LTV.
