If the stay-at-home orders continue into (and perhaps throughout) the vacation season, are you planning on offering anything to those who have already booked and paid for their stay, such as refunds or a free postponement of their stay for future dates?

This is both a function of screening well, including no past evictions, and due to the low historic vacancy rate (typically around 3.5%).So evictions, that basically happen fairly seldom in this state, are postponed

There is still a fair amount of demand, but I am seeing a lot of clients postponing their search - maybe 10% of people I've interacted with have actually said in writing that they are canceling their search for now, and/or are expressly waiting to see what happens or delaying their move to Boston.

Buying foreclosures can be a good strategy, however at the current moment I believe all foreclosures have been postponed (at least here in ohio they have been) until the COVID 19 pandemic starts to clear.
