And to top it off the Gurus simply hire one of the  fulfillment companies that do all the marketing and work for them for of course a portion of the revenue that is a huge business too with fulfillment companies making millions upon millions. 

.- We just evicted a S8 tenant that refused to pay their portion of the rent. - We also have S8 tenants move because the owner won't agree to repaint, replace carpeting, etc. - that were new when the S8 tenant moved in 1-2 years ago.Another challenge of finding S8 tenants is many EXPECT you to waive application fees and security deposits. 

What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.

Price below $X, lot size, location, then look at the oldest first- more flexible on price, also something is wrong with it.  

My sample size is small but I have not needed to show the apartment to book it yet.

Has to be individuals  who own a large enough portfolio where they are not getting lucky relying on a small sample size.

In this scenario it's probably easier to do a collateral assignment of note and mortgage than trying to find a lender for a portfolio that size.

There are a lot of options for all in one stacks (washer dryer) or a single wash/dry machine as well as small size (18") dishwashers.Don't skimp on these sorts of amenities.
