The trust must be for "estate planing purposes"  I don't think avoiding the due on sale clause counts as estate planning.

My wife and I talk constantly about the projects and have a planing meeting on Sunday on what we want to do for the week.You may also consider Wholesaling one of the properties.  

The sellers daughter has a mobile home (in very nice condition, actually) that they planed on having moved off the property once their house build is complete.

I am not a fan of the  "get someone in there" method.6) The payments on the owner financed 145k are interest only payments of just over $400 per month and are included in the "All Monthly Payments" number as well as the payment on the refinanced lump sum.We are planing on paying off the owner financed balloon at the end of the 14 months by refinancing one or two of the duplexes.   

Neighboring states - Nevada, Oregon (unless the park) is a 3-4 hr drive from me is pretty much the same as something in the mid-west, where i would have to catch a plane to get there.

@Rich Weese  maybe your thinking of Drain Oregon .. can't recall a Curtin.. my partner in my plane owns half of Roseburg.. and it hardly rains there compared to PDXwhat the folks from Dallas tell me is they want out of the heat..
