Can I get a single mortgage one two properties?

So I am pretty new to this, and I am buying a primary residence. The sellers daughter has a mobile home (in very nice condition, actually) that they planed on having moved off the property once their house build is complete. The mobile home is located on the back side of the primary res. property. Here is where it gets a little complicated: the seller owns the property that the mobile home is on, but his daughter owns the mobile home. 

Is there ANY way that we could combine the sale into one? It could even be the kind of situation where I add the price of the mobile home onto my mortgage, and have my seller give his daughter the money. Can my seller “buy” the mobile home from his daughter, having the title in his name, that way my mortgage would be buying two properties from the same seller, on the same lot? 

I know this might be a confusing situation, and I will gladly elaborate if needed! Thanks.
