Again, just be careful, and make sure you have enough reserves, an exit plan, and the mental fortitude to persevere if something goes bad.

I have a master’s degree from a great private university and managed to get a 4.0 throughout college and graduate school through sheer hard work and perseverance, but absolutely hate math.

With some great education, hard work, and perseverance you can have a great future ahead of you - certainly anyone on this site who wasn't thinking about REI at your age very much wishes they were! 

Biggest tip, perseverance if you don't get a deal in the first month or two.

Even if the tenant has the motivation to begin the lawsuit process, they quickly realize that the court fees / attorney fees would cost much more than their deposit, and even then, they'd likely lose their case.Also, think about the type of person this tenant is--do you really think that they have the intelligence, motivation, and perseverance to navigate the court system?

Adversity provides perseverance.

With perseverance, you'll come out ahead when all is said and done.
