@Doug TeasdaleAs mentioned I would look to partner with a more experienced operator.Raising $ for first time investors right now is extremely difficult as LP’s are tightening down and being very peculiar who they invest with because of the current economic environment.We are seeing many MF deals with bridge debt doing capital calls and cutting dividends to investors so all throughout LP’s are being more cautious

For my SFH rental in California (San Francisco, a tenant friendly city), I also state: late charge of $25 and $20 per day (not to exceed $200 per month), no candles, no fragrance plug-ins, no illegal drug use, no smoking and no vaping of any products inside the house (I'm okay with weed use in the back yard or outside since marijuana is legal here), tenant mops up standing water, oil spills in driveway, etc.
