BRRRR Market Selection (Analysis Spreadsheet Attached)

Hey all, my name is Will. I live in the Minneapolis metro area which isn't ideal for BRRRR so I am looking for potential markets to long distance invest. Anyone in the forum long distance BRRRRing, how did you work your way through picking a market?

I have done some market analysis (spreadsheet attached if anyone want to use it for their own purposes)

Hi Will. There are definitely properties in MN for BRRRR investing. You just might have to go an hour outside of Minneapolis to find them unless you have a good relationship with some Wholesalers. There are a ton of sub markets outside Minneapolis with opportunities. Have you gone to any Meetups? You would be surprised how many investors are buying homes in your area. I have one friend that bought 3 in the area this year. Yes 3! 1 was an off market deal and the other 2 were on the MLS. But he did make offers on over 20 homes. Sometimes it's not what you know, but who you know.
