But after doing a lot of research on investment opportunities in other parts of the country, I decided that the positives far outweighed the negatives.

The question becomes are the ongoing fees to maintain the license going to outweigh the benefits you receive from having the license, or does this matter to you.I know people in my area who work full time jobs and wholesale in their spare time.Almost anything is possible if it is important enough to you.Hope that helps.Ed

Bottom line, it's about the bottom line, if the value outweigh the costs FOR YOU, then font let an HOA stop you from buying a property.

Then again, it will negative cash flow but does the fact that I can leverage the equity out weigh that?  

Many of us don't have time to deal with bad PM's, but it's a reality of the business, and ultimately a good investment will outweigh the bad PM (as long as it's identified an corrected/replaced early) in terms of long term gain/profit.But that's coming from someone who is by no means an expert....
