However, if you're debt outstanding is significant then a rate term refi might make more sense if you plan to hold onto it for a bit.

I was the only one denied a variance that meeting at which time my son said, and I quote that manager has it out for you dad during the meeting when my variance was brought up someone in the highway department stated they do not pay for a porch addition , which I was applying for also stated that the house would now be an egress because of the road expansion as the house sits.

If you're buying south of the highway, you're no more than a few minutes to the beach.I'm not going to say that a MTR/LTR won't work in the area, but generally they don't.Let me know if you have any other questions!

But anyway those 12 states generally will have a carve out for TRUE PML who is lending their own money and its usually a limit of something like 3 loans a year no more than 5 outstanding at anyone time.. other wise a license is required even for those not holding themselves out as a lender.

Try to buy on the fringe of the hood for the first one (by a highway, hospital, or school, well lit street, corner lot maybe) instead of right smack in the middle of the urban core.

What you can do, is put a clause in your PMC allowing you to put a lien against properties as some protection from owners leaving you with outstanding balances.
