If worst case scenario is that you can still make profit, I would take pics of everything, print them out, go to the city early, before the inspectors leave.

Usually an incoming tenant will pay off the amount the outgoing tenant put in.Also, it's a good idea to do an inspection of the place whenever there is a change of tenants.

Usually, in the lease there is a statement that everything left after moving out, goes yo the trash and landlord doesn't have any duty to deal with it.If you don't have that in your lease, rent a storage, pay for a month and send her the address/code.....that's how you handle eviction property if the tenant left their belongings in the house

It's an out of state property and I closed remotely.A few hours after signing all of the paperwork, I was told by the outgoing Property Manager that one of the units was raided in a drug bust this morning and that the tenant is now in jail.I have a lot of questions about this:1) Since this happened before signing and I wasn't notified, shouldn't the eviction be the outgoing owner and PM's responsibility?

Since it is actually a part of your property you live at, I think you should add criteria so make sure the people are compatible with your lifestyle and enjoyment of your home.Maybe value based things that would be specific to your lifestyle and compatibility:  limited number of vehicles, gone a lot, works at times that will not wake you up with their coming and going, not a party late at night person if that bothers you, a quiet keep to yourself type person, friendly and outgoing, will join you at every backyard BBQ, no noisy hobbies e.g.

My monthly outlay is $375 (vac/repairs/capex) + $834.78 (payment to original homeowner) = $1,209.78Income: $2,500Yearly cashflow: $5k (down payment) + $30k (monthly payments) = $35kSale: $360k + $35K (sale + yearly cashflow) - $14,517.36 (my outgoing for 12 months) - $226,121.40 (total paid to original homeowner) - $61,917.91 (repayment of reno loan) = $92,443.33 (my profit)Are my numbers correct?
