that COULD BE looked at as your COCR in moving around this equity. but to answer your actual question, it depends on your long term goals. if you want a million units you'd be better off in multifamily. if you want a small but mighty portfolio that you're always optimizing, maybe have some STR some MTR in there, self-manage, keep it simple... you could stick with SFH and probably have an easier time managing.

Good question mate.Been in the game long enough that I can sell till the "cow's come home" lolOr find a way to convert, monetize, optimize, etc...It's against my ethics so I choose not to.And I've done my fair share of charity and still do to this day.Feeding the poor per seBut I refuse to "Feed" the lazy and ignorant (And wealthy) with free information that took blood, sweat and tears and years to get.I'll let the guru's monetize on such folks with their books, guides and masterminds lol

I took them to court for over $20,000 in damages and unpaid rent.I feel that one of the ways I am able to optimize my SFH rentals is by being really good at selecting tenants, I will not ever do this again.

Rates increasing is also a test-- to optimize operations, add true value (and I mean AUTHENTIC value to local economies and communities none of this rubbish you see on social media) and to give an opportunity to investors who know what they're doing.
