Maybe even less for reasons I just touched on.I'll spare some of the moral and ethical opinions on this, but I do feel we as real estate professionals, investors, and landlords also have an obligation to help provide housing to everyone. 

That is very deceptive in my opinion.

In my opinion, it is the most important part starting out.

Just my opinion.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Although the forum input can be helpful, you need to have proper legal precautions in place rather than opinion.

If its a log cabin it might have trouble qualifying for the refi - would be smart to get some opinions early if that is your gameplan - would likely be a bigger potential hurdle than the gift/original purchase process
